For Camas owners
Property Management in Camas
For owners of a house, townhome, condo or apartment building in Camas, Washington. 10% of the rent we collect for a home, 8% for a building, and no management fee until rent is in.
Washington’s rules, and one from the city
Camas doesn’t have its own landlord-tenant rules or a rental registration like Vancouver’s. A Camas rental follows Washington law, which differs from Oregon’s in ways owners notice. The city does count renting out property as doing business in Camas, so a rental needs a city business license.
Here is what applies, with a link to the source for each one. Greenbridge is licensed in Washington as a real estate firm (license 26014205).

What applies to a Camas rental
A Camas business license
The city’s code counts owning, renting or leasing real property in Camas as doing business there, which needs a city business license. The license is issued through Washington’s Business Licensing Service and costs $50 a year, with no fee for very small amounts of income. Camas Municipal Code 5.02, City of Camas.
No city rental registration
Unlike Vancouver, Camas doesn’t register or inspect rentals, and the city points owners to Washington’s Residential Landlord-Tenant Act. City of Camas.
Rent increases
Washington caps a rent increase at 7% plus inflation or 10%, whichever is less. The state has set the cap at 9.683% for 2026 and 10% for 2027. Rent can’t go up in the first 12 months of a tenancy, and every increase needs 90 days’ written notice. Units whose first certificate of occupancy is 12 years old or less are exempt, and so are some homes the owner lives in. A house or condo you rent out and don’t live in is covered. Washington Department of Commerce, RCW 59.18.700, 59.18.710, 59.18.140.
Ending a tenancy
Washington requires a reason to end most tenancies. A month-to-month tenancy can end only for one of the causes the law lists, such as unpaid rent, the owner or family moving in, or the owner selling a single-family home with 90 days’ notice. A first lease of 6 to 12 months can end at its term with 60 days’ written notice. RCW 59.18.650.
Deposits, notices and entry
No deposit can be collected without a written move-in condition checklist, signed and dated by you and the tenant. After move-out, the itemized statement and any refund are due within 30 days. A notice to pay rent gives the tenant 14 days, much longer than in Oregon, and entering a home takes two days’ written notice except in an emergency. RCW 59.18.260, 59.18.280, 59.12.030, 59.18.150.
