For Vancouver owners
Property Management in Vancouver, WA
For owners of a house, condo, townhome or apartment building in Vancouver, Washington. 10% of the rent we collect for a home, 8% for a building, and no management fee until rent is in.
Washington law, not Oregon’s
Vancouver is a short drive from downtown Portland, but a rental there follows Washington law. It differs from Oregon’s in ways owners notice: how much rent can go up, how long a tenant has to pay, and when a tenancy can end. Vancouver also started its own rental registration in 2026.

What applies to a Vancouver rental
City rental registration, new in 2026
Since January 1, 2026, every rental unit in Vancouver has to be registered with the city each year, at $30 a unit, renewed by January 1. Late fees apply if it isn’t paid by February 15. A house the owner lives in without an ADU is exempt. Within 30 days of getting the registration, you give each tenant a copy or post it where they can see it, and every new tenant gets a copy before moving in. Vancouver Municipal Code 5.08.
Tenant information at lease signing
At lease signing, each new tenant gets the city’s written information on rental registration and tenant rights. The city publishes the sheet. VMC 5.08.070.
A city business license
Vancouver counts renting out property in the city as doing business there, so a rental needs a Vancouver business license on top of the registration. VMC 5.04, City of Vancouver FAQ.
Inspections are coming
The city plans to add rental inspections, with a target launch in mid-2027. The standards are still being written. City of Vancouver, September 2026.
Rent increases
Washington caps a rent increase at 7% plus inflation or 10%, whichever is less. The state has set the cap at 9.683% for 2026 and 10% for 2027. Rent can’t go up in the first 12 months of a tenancy, and every increase needs 90 days’ written notice. Units whose first certificate of occupancy is 12 years old or less are exempt, and so are some homes the owner lives in. A house or condo you rent out and don’t live in is covered. Washington Department of Commerce, RCW 59.18.700, 59.18.710, 59.18.140.
Ending a tenancy
Washington requires a reason to end most tenancies. A month-to-month tenancy can end only for one of the causes the law lists, such as unpaid rent, the owner or family moving in, or the owner selling a single-family home with 90 days’ notice. A first lease of 6 to 12 months can end at its term with 60 days’ written notice. RCW 59.18.650.
Deposits, notices and entry
No deposit can be collected without a written move-in condition checklist, signed and dated by you and the tenant. After move-out, the itemized statement and any refund are due within 30 days. A notice to pay rent gives the tenant 14 days, much longer than in Oregon, and entering a home takes two days’ written notice except in an emergency. RCW 59.18.260, 59.18.280, 59.12.030, 59.18.150.
