What we handle for your home
Marketing and showings
We advertise every vacancy widely, and applicants book their own showing times online, with text confirmations so no one waits at a locked door.
Screening that follows the rules
Published screening criteria for Portland, the rest of Oregon and Washington, applications processed in the order received, and background checks run by an independent screening company.
Current leases
Leases from a professional association, kept current as Oregon and Portland law changes, signed electronically.
Rent collection
Residents pay online with autopay, by card, or with cash at 7-Eleven and ACE Cash Express locations. Rent goes to a federally insured client trust account that is legally yours.
Maintenance and emergencies
Licensed, bonded and insured technicians. Repairs of $500 or less are done without calling you; anything more waits for your approval. A 24/7 line handles emergencies.
Inspections
An annual inspection of every home, including smoke detector and systems checks, looking for leaks and damage beyond normal wear and tear.
Accounting and reporting
Every transaction, invoice, bill, receipt and work order in your owner portal. Disbursements guaranteed by the 20th; most owners are paid by the 10th.
Compliance and risk
Portland’s FAIR screening rules, relocation assistance and Oregon’s notice rules handled for you, plus a tenant liability insurance program that protects you beyond the deposit.
Move-outs and turnovers
Move-out inspections, deposit accounting within 30 days, and turns and renovations coordinated for you.
Portland rules that catch single-home owners
Owning one rental doesn’t exempt you from Portland’s renter protections, and the mistakes are expensive. A few we handle for owners every year:
Relocation assistance if you sell or move back in
If you end a tenancy without cause, or for a qualifying landlord reason such as moving back in or selling, Portland generally requires you to pay the resident relocation assistance: $2,900 for a studio, $3,300 for a one-bedroom, $4,200 for a two-bedroom and $4,500 for three bedrooms or more. There are exemptions, but many have to be claimed and disclosed to the resident before the lease is signed. Tell us your plans early and we’ll set the lease up correctly. Screening that follows the FAIR ordinance
Portland regulates how applications are advertised, received, ordered and evaluated. We publish our criteria and process applications in the order they arrive. How we screen tenants.
Pets and damage
Pets bring more applicants and more wear. Our Pet Damage Guarantee covers approved pet damage up to $1,000 per unit, per tenancy, beyond the security and pet deposits.
